The City Council approved at its January 14, 2010
Regular Council Meeting the South Arizona Avenue Design Guidelines
subject to revisions listed in the addendum. These design
standards are intended to guide the building architecture and site
design of developments requesting Planned Area Development zoning, which
are located along Arizona Avenue between Chandler Boulevard and Pecos
Road, excluding the historic downtown square.

Background:
In January 2008, the City Council adopted the South Arizona Avenue
Corridor Area Plan, which established a vision for creating an urban and
pedestrian-oriented entryway along Arizona Avenue from the Santan
Freeway to the historic downtown square.
One of the implementation steps necessary to realize the vision for
downtown Chandler is to
adopt design standards that will guide the building architecture and
site design of redevelopment projects along the South Arizona Avenue
Corridor. The area affected by these guidelines is depicted at right.
These guidelines are different than the Arizona Avenue street
improvements in that they apply to properties located adjacent to
Arizona Avenue between Chandler Boulevard and Pecos Road (excluding the
historic downtown square) and not to the public right-of-way.
